Banco do Brasil eleva juros de financiamentos de imóveis

Uma semana após a Caixa Econômica Federal restringir o financiamento de imóveis usados, o Banco do Brasil seguiu o exemplo e reajustou os juros das linhas de crédito para habitação.

A partir do dia 18, as taxas de financiamentos imobiliários subirão de 9,9% ao ano mais a taxa referencial (TR) para 10,4% ao ano mais a TR. A mudança vale para financiamentos concedidos a partir dessa data.

Em nota, o banco informou que o aumento dos juros foi necessário para compensar os maiores custos de captação. Em compensação, o prazo máximo de pagamento foi estendido de 360 meses (10 anos) para 420 meses (15 anos). A ampliação do prazo dependerá do perfil de cada cliente. O teto de financiamento foi mantido em 80% do valor do imóvel para todos os mutuários.

Apesar de ter aumentado os juros, o Banco do Brasil informou que adotou uma série de ações recentes para aprimorar as linhas de crédito imobiliário. Entre as medidas, estão a flexibilização das taxas conforme o grau de relacionamento do cliente com o banco e a autonomia para os clientes decidirem a fórmula de cálculo das prestações.

Na segunda-feira (4), entraram em vigor as novas regras para financiamentos de imóveis usados pela Caixa. O limite do valor total financiado caiu de 80% para 50% do valor do imóvel no Sistema Financeiro de Habitação e de 70% para 40% no Sistema Financeiro Imobiliário, que financia imóveis mais caros.
