Caixa vai financiar imóveis de até R$ 3 milhões

A partir da próxima segunda-feira (25), os mutuários da Caixa Econômica Federal poderão financiar imóveis de até R$ 3 milhões, o dobro do limite de financiamento em vigor até agora, de R$ 1,5 milhão.

A mudança foi anunciada nesta segunda-feira (18) pela instituição financeira e afeta somente operações de crédito do Sistema Financeiro Imobiliário (SFI). Essa modalidade de crédito financia imóveis mais caros, sem emprestar dinheiro do Fundo de Garantia do Tempo de Serviço (FGTS).

Além de aumentar o limite de crédito, a Caixa anunciou que passará a financiar uma parcela maior do valor dos imóveis por meio do SFI. A cota de financiamento para imóveis usados subiu de 60% para 70% do valor total. Para a compra de imóvel novo, construção em terreno próprio, aquisição de terrenos e reforma ou ampliação, a cota passou de 70% para 80%.

Nas operações contratadas com interveniente quitante, nas quais haverá quitação de financiamento com outra instituição financeira, a cota de financiamento subirá de 50% para 70%. Até o início do ano passado, a Caixa financiava 70% dos imóveis adquiridos pelo SFI. O teto caiu para 40% em maio de 2015 e tinha sido reajustado para 60% em março deste ano.

Perfil
Em nota, o banco confirmou que estuda a personalização dos juros e das cotas de financiamento conforme o perfil do cliente, mas esclareceu que esse modelo ainda não tem data para entrar em vigor. “A Caixa esclarece que o novo modelo de concessão de crédito, que levará em consideração aspectos de perfil do cliente como rating ou menor quota de financiamento, ainda está em estudo e não tem previsão de data de lançamento”, destacou a instituição financeira.

As mudanças de hoje não afetam as operações do Sistema Financeiro da Habitação (SFH), que financia a compra de imóveis de até R$ 750 mil em São Paulo, no Rio de Janeiro, em Minas Gerais e no Distrito Federal e de até R$ 650 mil nas demais localidades do país. O SFH financia imóveis com recursos da poupança e do FGTS. O SFI financia unidades de maior valor, com recursos de fundos de pensão, fundos de renda fixa, companhias seguradoras e bancos de investimento. (Agência Brasil)
